The Space
Bagaan is a thoughtfully designed hillside home spread across multiple levels, overlooking the rolling tea plantations of the Nilgiris. The stay blends handcrafted interiors, large French windows, and open sit-out spaces to create a warm and slow-living experience amidst nature.
The home features two garden-view bedrooms designed with comfort and simplicity in mind, along with spacious living areas that open up to scenic views of the surrounding tea estates. Large windows invite abundant natural light through the day, while handcrafted teakwood furniture and earthy interiors add to the lived-in elegance of the space.
Bagaan also includes a comfortable common living area with a Smart TV, dining space, and a fully functional kitchen equipped with essential appliances and cookware for longer stays. Private balconies and sit-out corners across the home offer peaceful spaces to enjoy misty mornings, slow sunsets, and uninterrupted valley views.

Where is Bagaan located?
Bagaan by Alt Homes is located in Perar, around 10 km before Ooty on the Ooty–Katabettu Highway.
The property is approximately:
- 30 minutes from Ooty Upper Bazaar
- 30 minutes from central Ooty town
How many guests can Bagaan accommodate?
The home comfortably accommodates up to 6 guests.
We can host up to 2 additional guests at:
- ₹1,500 per person per night
Is the property senior-citizen friendly?
Please note that there are 3 flights of stairs from the stilt parking area down to the house.
This may be challenging for elderly guests or anyone with special accessibility needs.
What views can guests expect?

Is air conditioning available?
No. Ooty enjoys naturally pleasant weather throughout the year, so air conditioning is not available.
Is the kitchen available for guests?
Bagaan has a full kitchen setup with:
- Refrigerator
- Microwave
- Gas stove
- Kettle
- Blender
- Cooking essentials
- Cutlery & dining setup
However, our kitchen is generally reserved for our staff to serve guests better. Self-cooking is not permitted, except for heating milk for infants.
In certain cases, exceptions may be allowed at the discretion of the team.
Is housekeeping or staff available on-site?
Yes. A local host, gardener, and cook are available on-site between:
- 8:00 AM to 5:00 PM
Dinner is prepared by the cook before leaving and kept in the kitchen. Guests can reheat food using the microwave available at the property.
Is the property pet-friendly?
Yes. Bagaan is pet-friendly.
We simply request guests travelling with pets to:
- Keep pets supervised
- Clean up after them
- Ensure the furniture and linen are maintained properly
Is bonfire available?
Bonfire arrangements are subject to:
- Availability of wood
- Weather conditions
Charges are shared directly by the on-ground team during your stay.
What safety features are available?

Is smoking allowed?
Yes, smoking is allowed only in outdoor areas. Guests are requested to be mindful of the surroundings.
