Guests & Stay Policy

Applicable to all stays, homes and experiences offered under the brand Alt Homes

This Guests & Stay Policy sets out the terms on which Alt Homes (“we”, “us”, “our”) welcomes guests into the homes we manage and host. We at Alt Homes value the trust placed in us by our guests, and this policy is intended to ensure that every stay is comfortable, safe, and consistent with the care we bring to our homes. By making a reservation, confirming a booking, or staying at any Alt Homes property, you (“the Guest”) acknowledge that you have read, understood, and agreed to be bound by this policy. This policy is subject to change without prior notification, and you are advised to review it regularly. This policy is to be read together with our Privacy Policy and our Booking Cancellation Policy.

1. SCOPE AND APPLICATION

Alt Homes manages a portfolio of distinct homes, each with its own character, layout, surroundings, and house norms. This document sets out the baseline terms that apply across all of our homes. It is not exhaustive and is intended to establish common expectations.

1.1 Each home may carry property-specific terms relating to occupancy, pets, meals, accessibility, permitted activities, or otherwise which are communicated to you on the specific property page, at the time of booking or in your pre-arrival information.

1.2 Where a property-specific rule differs from this baseline policy, the property-specific rule shall prevail for that home.

1.3 If you are unsure whether a particular term applies to your chosen home, please confirm with us before completing your booking.

2. BOOKINGS AND CONFIRMATION

A booking is treated as confirmed only upon receipt of payment due at the time of reservation, in accordance with the rates and terms shown/communicated to you.

2.1 The Guest making the reservation must be at least 18 years of age and is responsible for the conduct of all members of their party for the duration of the stay.

2.2 You are requested to provide accurate and complete information at the time of booking. We shall not be responsible for any inconvenience arising from incorrect or incomplete information supplied by the Guest.

2.3 We will require a valid government-issued photo identification for each guest at or before check-in, in keeping with applicable local regulations.

3. CHECK-IN AND CHECK-OUT

3.1 Unless otherwise requested or specified for a particular home, standard check-in is from 1:00 PM and standard check-out is by 10:00 AM.

3.2 Early check-in and late check-out may be accommodated on request, subject to availability, and may attract an additional charge.

3.3 As our homes are located in varied terrain, including hill stations with limited connectivity, we encourage guests to share an estimated time of arrival in advance so that our team can receive you well.

4. GUESTS AND OCCUPANCY

4.1 The number of guests staying at a home must not exceed the maximum occupancy communicated for that home at the time of booking. Charges may apply for additional guests where permitted, and unapproved excess occupancy may result in denial of stay without refund.

4.2 Day visitors who are not part of the confirmed booking are not permitted without our prior written consent, in the interest of the safety, privacy, and security of our homes and their surroundings.

4.3 Our homes are intended for peaceful residential stays. They may not be used for commercial purposes, large gatherings, or events without our prior consent, which may be subject to additional terms and charges.

5. MEALS AND IN-HOUSE DINING

Many of our homes offer home-cooked meals prepared by our in-house team. The dining arrangement varies from home to home and is communicated to you at the property-specific page or at the time of booking.

5.1 Where meals are offered on an à-la-carte basis, guests are generally requested to place their meal orders at least one day in advance, as several of our homes are located away from markets and provisions are sourced fresh and locally.

5.2 We endeavour to accommodate dietary preferences, allergies, and restrictions where these are shared with us in advance. While we take care in preparation, we are unable to guarantee an allergen-free environment, and guests with severe allergies are requested to exercise their own judgement.

5.3 Certain homes may not permit guest self-cooking, or may permit it only in a limited manner. Any such restriction will be communicated for the relevant home and must be observed.

6. HOUSE RULES AND CONDUCT

6.1 Guests are requested to treat each home, its furnishings, artefacts, and surroundings with care and respect, as they would their own.

6.2 Out of consideration for neighbours and the natural setting of our homes, quiet hours are generally observed after 9:00 PM. Specific quiet-hour timings for a home will be communicated where applicable.

6.3 Smoking is not permitted indoors at any Alt Homes property. Where smoking is permitted in designated outdoor areas, guests are requested to dispose of waste responsibly, particularly given the fire-sensitive nature of forested and hill environments.

6.4 The use, possession, or trade of illegal substances is strictly prohibited and will result in immediate termination of the stay without refund, and may be reported to the appropriate authorities.

6.5 Guests are responsible for their own safety and that of their party at all times, including in respect of swimming pools, balconies, terraces, water bodies, open spaces, and uneven or natural terrain on or around the property.

7. PETS

Pet policies differ from home to home. Some Alt Homes properties are pet-friendly, while others do not permit pets, whether on account of the homeowner’s preference, the design of the home, or the sensitivities of the surrounding environment and wildlife.

7.1 Guests intending to travel with a pet must confirm, before booking, whether their chosen home permits pets. The absence of confirmation should be treated as pets not being permitted.

7.2 Where pets are permitted, this may be subject to additional terms, such as a pet charge, a refundable deposit, limits on the number, type, or size of pets, and conditions on where within the home and grounds the pet may go.

7.3 Guests are responsible at all times for the behaviour, supervision, hygiene, and waste of their pets, and for any damage, disturbance, or injury caused by them. Pets must not be left unattended on the property in a manner that risks damage or distress.

7.4 Bringing a pet into a home that is not designated pet-friendly, or without prior approval, may result in denial of stay or termination of the stay without refund, and the Guest may be liable for any resulting cleaning or damage costs.

8. SUITABILITY AND ACCESSIBILITY

8.1 Our homes vary in their layout and surroundings. Some are spread across multiple levels or sit on hilly or uneven terrain, while others are designed with greater ease of access in mind. Details relevant to families with young children, elderly guests, or guests with mobility needs are available on request, and we encourage you to ask before booking.

8.2 Children must be supervised by accompanying adults at all times, particularly around pools, balconies, terraces, staircases, water bodies, and open or natural areas.

9. CURATED EXPERIENCES AND ACTIVITIES

From time to time we may offer or help arrange curated experiences such as guided walks, birdwatching outings, factory visits, and similar activities whether conducted by our team, by the homeowner, or by third-party providers.

9.1 Participation in any experience or activity is voluntary and undertaken at the Guest’s own risk. Guests are responsible for assessing their own fitness and suitability for any activity, and that of any minors in their care.

9.2 Where an experience is conducted by a third-party provider, that provider’s own terms and conditions shall apply, and Alt Homes acts only as a facilitator. We are not liable for the acts, omissions, or quality of services of third-party providers.

9.3 Experiences may be subject to separate booking, payment, and cancellation terms, which will be communicated at the time of arrangement.

10. SECURITY DEPOSIT AND DAMAGES

10.1 Guests are liable for any loss of or damage to the home, its contents, artefacts, or surroundings caused during their stay, beyond reasonable wear and tear. Where the cost of such loss or damage exceeds the deposit, the Guest shall be liable for the balance.

10.2 Any damage or malfunction noticed at the time of arrival should be reported to our team promptly so that it is not attributed to the Guest.

10.3 In some cases, as per discretion, we may require a refundable security deposit at or before check-in, which will be refunded after check-out subject to deductions, if any, for damages, missing items, or breaches of this policy.

11. STAFF AND SERVICES

11.1 Our in-house teams are present to make your stay seamless. We request that they be treated with courtesy and respect. Any concern regarding service should be raised with us rather than addressed through inappropriate conduct toward staff.

11.2 Staff may require reasonable access to parts of the home for housekeeping, maintenance, meal service, and safety. We will endeavour to respect your privacy and to coordinate such access at convenient times.

12. PHOTOGRAPHY AND CONTENT

12.1 Alt Homes may, from time to time, carry out photography or videography of its homes for marketing and brand purposes. We will not knowingly photograph guests for such purposes without consent. If you wish not to appear in any such content, you reserve the right to refuse and inform our team accordingly.

12.2 Guests are welcome to capture their own stay. However, any commercial photography, filming, or shoots at the property require our prior consent and may be subject to additional terms.

13. CANCELLATION AND REFUNDS

Cancellations, modifications, refunds, and no-shows are governed by our Booking Cancellation Policy, as communicated at the time of booking and available on our website. Experiences and add-on services may carry their own cancellation terms as referred to in Clause 9.3.

14. LIABILITY

14.1 While we take reasonable care to ensure the safety and upkeep of our homes, the Guest stays and uses the home and its facilities at their own risk. To the fullest extent permitted by law, Alt Homes shall not be liable for any injury, illness, loss, theft, or damage to persons or personal belongings during the stay, save where caused by our proven negligence.

14.2 We shall not be responsible for the loss of any valuables, cash, or personal items left unattended on the property. Guests are advised to safeguard their belongings.

15. FORCE MAJEURE

Alt Homes shall not be liable for any failure or delay in providing the stay or related services owing to circumstances beyond our reasonable control, including but not limited to natural events, landslides, floods, extreme weather, power or water disruption, road closures, strikes, governmental action, or other events of force majeure, particularly given the remote and natural settings of several of our homes.

16. APPLICABLE LAW AND JURISDICTION

This policy shall be governed by and construed in accordance with the laws of India. The courts in New Delhi shall have exclusive jurisdiction in respect of all matters arising out of or in connection with this policy.

17. CHANGES TO THIS POLICY

We may update this Guest & Stay Policy from time to time. Any changes will be posted on this page, and you are advised to review the policy regularly to familiarise yourself with the latest version. The policy in force at the time of your booking shall apply to your stay.

18. GRIEVANCE REDRESSAL

Alt Homes believes in a transparent and responsive approach to its guests. If you have any concern, complaint, or grievance in respect of your stay or our services, you may write to us at reach@althomes.in, and we will endeavour to address it promptly and fairly.

19. ACCEPTANCE

By making a reservation, confirming a booking, or staying at any Alt Homes property, you expressly acknowledge and accept the terms of this Guest & Stay Policy, together with our Privacy Policy and Booking Cancellation Policy.
